Here are the stats (single family homes) for the Columbus, GA (Muscogee & Harris Counties) real estate market for the two week period ending 12/12/09.

1572 homes for sale (median list price $165,000, median days on market 118 days) 53 homes went under contract (median price $144,350) 80 homes sold(closed) for the period (median price $145,450, median list price/sale price ratio 97.85%, median days on market 96.5 days) 10.81 month supply of inventory

2009 Year-to-Date stats (single family homes) for the Columbus, GA (Muscogee & Harris Counties) 1670 homes sold(closed) with a (median price $149,900, median list price/sale price ratio 98.16%, median days on market 95)

Compared to: 2008 Year-to-Date stats (single family homes) for the Columbus, GA (Muscogee & Harris Counties) 1868 homes sold(closed) with a (median price $154,900, median list price/sale price ratio 98.69%, median days on market 106)

Here’s the question every Seller wants an answer to…Should I select the REALTOR® who says they can get me the highest price.

Here’s the reality…

This is the oldest scam in real estate: Tell the seller what they want to hear, act excited, and compliment the home to get the listing. Then ask for a price reduction in a few days—or even a few weeks. Don’t buy into that. Insist on a written, well-researched market analysis. Select your REALTOR® based on character, trust, credentials and track record, and then use market data to decide on price. 

The weatherman doesn’t determine the weather, he/she just reports on the evidence.  A good REALTOR®   doesn’t determine the market, he/she just reports the evidence.  Therefore:

NEVER SELECT AN AGENT ASED ON THE PRICE THEY RECOMMEND!

  1. What are your qualifications? What associations are you a member of?
  2. Do you have a current license? Inspectors are not required to be licensed in every state.

  5. Do you carry professional errors and omission insurance? May I have a copy of the policy?
  6. Do you provide any guarantees of your work?
  7. What specifically will the inspection cover?
  8. What type of report will I receive after the inspection?
  9. How long will the inspection take and how long will it take to receive the report?
  10. How much will the inspection cost?
